If you need to do any painting, carpentry or additional renovation work on setting the simulator up, that is not included. All costs are estimates.

So how do we pay for the golf simulator? I am going to give you 4 different revenue streams and how each will help you generate huge profits for your golf club
YEARLY MEMBERSHIPS
1) Start out with selling yearly memberships to use the golf simulator. You need to start this 2 months before the season starts. So like around september/october depending on the part of the country you are from. Put together a flyer and maybe a promo video showing all the cool features of the golf simulator and all the top name courses you can play in the winter. Send out an email to your members. Have flyers at the pro shop and restaurant. Post on your website and on the golf carts. Make sure everyone who play the course, knows about it. We are putting together some promotional material that we can send you . Lets say your winter months are December thru March. 4 months.

So lets say your member plays twice a week with a foursome. Then he's paying for 1 hour or 40 dollars. A foursome plays for 4 hours. He does this twice a week for 16 weeks or 32 billable hours x 40 is 1280. If he pays up front with a yearly membership to use the golf simulator, he saves 480 dollars, but you collect 800 upfront to cover the cost of the simulator. Let say you sell 25 memberships. 25 x 800= 20,000 dollars and cover the cost of the entire golf simulator!
HOURLY PLAY.
Now that you have paid for the golf simulator, everything else is profit. The rule of thumb on a golf simulator is 1 person can play 18 holes in 1 hour, 2 in 2 hours and 4 in 4 hours. Block time in those increments leave a 15 minute buffer in between for going over and set up. To speed play up , set putting up for 12' gimmee rule. Any putt inside 12 ft is a gimmee and the quickly move on to next hole.

So conservatively, you would make a revenue of around 30-36 thousand dollars a year with a 25% vacancy factor. Imagine if you were 100% booked. THAT WOULD BE 42-48K in revenue!!

LESSONS-Every course has a teaching pro. EVENTS- What is a better event builder than adding the ability to play golf at a wedding, birthday, anniversary, or at any party, Set it up where you have putting contests, long drive and closet to pin. Collect an entry fee and payout a percentage and keep the rest for revenue.
FOOD/BEVERAGE. Many golf courses overlook the HUGE revenue generated from having a golf simulator. Imagine having a captivated audience for 2, 3 or 4 hours . They are going to want beer, food and probably more beer!! The revenue from food/beverage can almost match the income from the golf simulator. A foursome can easily drop 30-40 dollars per player in food/drink in 4 hours. Think about it, a 15 dollars lunch and 4 beers is easily 30 dollars.
Other Revenue Streams- Here are a couple of innovative ideas to use your golf simulator ( some might be illegal in some states. LOL )
We had a golf course play a member tournament on masters weekend last year. I want to say it was around 80 players. When it was over, they had a big dinner in the clubhouse for all of the participants. What was genius is they setup hole #12 at augusta ( famous par 3 ) on the golf simulator. Each participant paid 5 dollars for a chance to win some cash. Closest got 175, 2nd got 100 and 3rd got 50 . 75 went to the house. The cool thing is the protee will give you the distance to the inch, so it can be 12'3". If it was a tie, they had a putt off to determine winner. To prevent a mess with getting clubs, they took a 7,8,9 iron from a rental set to choose your club. Everyone hit a range ball. The assistant pro just kept a spread sheet to determine the winners. Then when it was over ,they put on the masters on the golf screen with a cable box and a home theater speaker setup.. Great way to finish the day and create some excitement.
Another brilliant game was at one of the British open courses that had the double green. I think it was St Andrews or Carnoustie . They setup a 200 ft putt on the golf simulator with the same type of format from above. The put changed direction like 5 times and no one got within 10 ft of the flag. They also did one of those British open green side bunkers with the 6 ft wall in front. Anyways, you can see a few examples of how you can use the simulator during events
SELLING GOLF SIMULATORS.
!0-20 years ago, a setup like this cost 40-50k, Now that prices on golf simulators have come down to levels most can afford. The dream of owning a simulator is more reasonable. If one of you members wants to purchase one. We will pay you a 2-3% commission. Email us for details
OTHER EXPENSES
STAFFING. Your course is open 7 am to 5 pm everyday during the winter. Regular staff, that is already there, can man the simulator. Of course it gets dark early and the simulator will need to be staffed like from 5-8 or 5-9 pm. Setting it up and getting started is real easy and doesnt require much assistance or training. The additional staff should also be in charge of serving drinks ,in addition to setting up the simulator. That way you can justify paying some one to man the simulators. A rough estimate is 15 hours a week at 16 = 240 hours x 12/hr is 2880. You can pay them less since they will be making tips. The drink income you make will more than pay for the staff cost.
SUBSCRIPTIONS The biggest money maker in the golf simulator business is yearly subscription fees. Skytrak, Foresight, Uneekor, Trackman all do it. The subscriptions cover the integration of 3rd party software. For example, if you want GSpro, you have to pay 250/year, then pay another subscription to the simulator company for the right ot integrate with GSPro. Its a racket. Protee has no subscription fees! The only fee you pay is the software. The 2 most popular are TGC2019 and GSPRO. You can buy TGC2019 for 950 and own it for life. Or you can subscribe to GSPRO for 250 a year. The great advantage of TGC2019 is that it is owed by PROTEE. So integration is seamless and rarely runs into any bugs or glitches. When these golf simulator companies integrate with a 3rd party software, they can be issues with updates.

PLAYER OPTIONS. If a male, female, senior and pro all wanted to play together, there is a tee box available for each of them. You can also change the fairway firmness/speed and the same with the greens. Weather and wind can change as well. Unlimitless possibilities.
SPACE REQUIREMENTS. For a RH/LH setup, you need a 15 long x 15 deep x 9.5-10' high area for the golf simulator and golf enclosure. Add another 10-15 ft of depth for clubs, chairs, tables, computer, etc. Should nave 1 dedicated outlet and hardwired internet access. Plus run your tv service in the area as well. The key is to put it near the bar/restaurant for easy access.
INSTALLATION. Someone with basic carpentry skills can set one of these golf simulators up in a day or two. Best to have 2 people and 2 ladders. Good chance you will be making a few trips to Lowes or Home Depot during the process. Golf enclosure/Golf Screen. Once conduit is cut, the rest goes together without any tools Mats. Are all precut and just lay on floor or installed in a platform. Protee VX. Will requiring positioning and attaching to ceiling studs/joists with lag screws. WATCHING SPORTS . When the golf simulator is not being used, turn on the big game or tournament. How much longer would your members stay at the bar if they could watch it on a huge screen. Watching the NFL on a 70" TV is nice, but imagine watching it on a 198" screen? ITS MIND BLOWING.
If you set up multiple units, you could do leagues, more corporate events, and more tournaments. The options for revenue stream are endless.

Briefly describe the area you want to put the golf simulator in.
ROOM SIZE-Length x Width x Height.
FLOOR TYPE. Carpet, concrete. tile, hardwood
CEILING TYPE. Flat or Sloped? drywall, drop down with tiles, rafters, open. Note any duct work, rafters, ceiling fans. Can you access above the ceiling? attic space?
INTERNET ACCESS. How far is internet access to the room? Best to have it hardwired.
ELECTRICAL. Best to have 1 dedicated outlet on right side of area. 1 outlet with a 5 prong surge protector will work.
HVAC. is room temp controlled?
SECURITY. Is room protected with security system?
ROOM LOCATION. Where is room located in relation to the bar/restaurant, proshop and enterance?
WINDOWS,DOORS, CLOSETS, ETC. Note position of these components on your drawing.
FIRST STEP.
Take some pictures of the room from all 4 sides. Make sure to include ceiling, all 4 walls and the flooring.
Draw out a rough sketch of the room. It can be hand drawn, nothing fancy to begin with. Make note which wall you want the screen on. Once we get it, we will probably need some more clarification. Its a process that might take 2-3 revisions. SEE BELOW FOR EXAMPLE . Dimensions can be estimates. Once we get further along in the process, we will firm these up.
SECOND STEP
Once we get the pics and rough drawing back, give us 2-3 days and we will get you a layout showing optimum location of golf enclosure, golf simulator, hitting mats, projector and computer. Then we can have another discussion. We will then get you a quote on everything you will need to get up and running with your new revenue generating golf simulator. Any items, that we do not provide, we will give you some sources to purchase those items. Once ordered, shipping time will be 2-3 weeks depending on time of year. We typically ship out the golf enclosure first so you can get that setup ASAP.
